AMEN! 🙌 – TBG Update

I’m super excited for our open house today at the newly prepped and artfully staged 126 N Rossmore. The owners spent months…leveling and putting in brand new wood floors downstairs, refinishing the existing wood floors upstairs, painting the whole exterior + interior + pool house, putting in sprinklers + grass + gravel + landscaping in the yard, painting the whole kitchen and putting in new hardware, installing new light fixtures in the whole house, restoring old door knobs + light switches + hardware, doing maintenance on windows and glass. The most amazing part of this house is the 20,000 square foot lot; there’s a massive flat rolling lawn backyard with a newer pool, a pool house with a kitchenette and bathroom, and lots of hardscape space. The house is a Brick English Tudor with character and charm. There’s a center hallway foyer with views to the yard and the large formal living and massive formal dining room on each side of it. The window over the kitchen sink has a perfect view of the pool. I love that there’s a huge family room downstairs and 4 bedrooms + an office upstairs. With some updated systems, this house (on that lot with that yard!) will be sensational! We can’t wait to show today from 2-5!

I’m super excited for our very first open house today from 2-5 at 741 N Martel. The house is entirely remodeled and ready to move right in! The floor plan is open with high ceilings, designer finishes, and doors everywhere for true indoor-outdoor living. The kitchen is brand new, never used, and has floor to ceiling cabinets for tons of storage, a large island/breakfast bar with waterfall marble counters, built-in appliances including a wine fridge and microwave. There are 3 beds and 2.5 baths. I love how there are double doors from the living room, dining room, and primary bedroom to the outdoors. The lot is just about 7000 sq ft and the yard is a sprawling green lawn with a generous brick pad at the back that has plenty of room for both living and dining space under the massive flowering pomegranate tree with an artsy twisted bark. The garage was converted by a previous owner to the most charming cabin guesthouse with a full kitchen, bathroom, living and dining space downstairs and a loft bedroom up a ladder. The house is hip, cute, and entirely ready for a new buyer to move right in! The quiet central location is fantastic too!

I’m super excited for our very first open house today from 2-5 at 629 S Sycamore. The house has been in the owner’s family for a very long time since 1992! The owner’s mom lived there for many years and then the same very long term tenant rented it since Mom moved out. The house has a living room with a fireplace that opens to the dining room. There’s a den completely surrounded by windows off the dining room. The kitchen has a big window that looks out to the large private hedged grassy yard. There’s a hallway (with a door that closes) separating the public and private space. There are 2 beds and 2 baths, one a large primary suite with a Mini Split for heating/cooling and a large bathroom/closet inside the room. The house backs up to Republique so smells of fresh baked bread waft through the yard at most times. I love how the streets abutting Wilshire are super quiet and dead ends and there’s a manicured neighborhood park one short block away between Orange and Mansfield just north of Wilshire for gathering with the community or walking the dogs. This house makes for the perfect starter home!

We closed 4 properties (representing sellers) last week but my hands down favorite was 1050 N Grand Unit 1909 in DTLA…for $100,000 over the asking price! The owner previously listed her condo twice (with two other agents) and neither one got the property sold. We listed the condo for the same price as their last listing and we hired the same staging company (albeit a different designer and different directions :)). The process was interesting. We showed the property for 3 weeks and THEN the weekend over Passover and Easter, we landed 5 offers! A counteroffer for best and final ended with an offer that went $100,000 over the asking price! We had to navigate some hurdles during the escrow process (we love navigating hurdles) and we closed exactly per the contact! I love representing this owner and her whole family. I can’t wait for the next time!

I still can’t stop thinking about the most unusual and beautiful event I attended almost three weeks ago in a sprawling yard of one of my most favorite houses I sold years ago. It was an all women gathering and the setting was poolside at an elegantly dressed table with silk dusty pink tablecloths, coordinating cloth napkins, and soft petal artisan floral arrangements. Each guest was welcome to a bag of ready mixed Challah dough (and some women brought their own dough with them.) Every woman was invited to take a turn to say a blessing out loud on their dough, and then to share the name of a friend or family member who needs a blessing with a spoken wish for their healing, and every guest answered Amen out loud, the whole group wishing for the blessing to come true. Most striking was the incredibly lavish beautiful setting topped by the openly passionate and emotional wish of the participants so fervently seeking well wishes and support for their loved ones. It was beautiful that the impetus for the whole gathering was the hostess’ incredible caring for her young nephew who was injured in an accident. It was extraordinary to see so many people gathered on a sunny weekday afternoon at 1 pm in a big display of caring about other people. The world needs more of everything that was going on that day. Weeks after the event, I’m still so badly wanting every single wish expressed at that event to come true!!
