From Party to Party🎉🥂- TBG Update 3/06/2022

I’m super excited for our new listing at 613 N Alta Vista! When I was born, my parents lived in this house until they moved to their next house when I was a toddler! It’s interesting to experience the house as a grown adult! What’s special about 613 Alta Vista is the authentic Spanish character and charm, the majestic living room with super high beamed ceiling + large dining room, the 3 generous sunshine filled bedrooms, the backyard oasis with grassy area, pool + deck + al fresco dining area..and ALL the mature palm and yucca trees!!!!!!!! The previous owners turned the garage into a full guest house and the current owners made an addition to the master bedroom and added a large master bathroom with double sinks + tub + shower + picture window to the pretty backyard. Every one of the bedrooms, including the one in the converted garage, is now a suite with a bathroom attached! The owners are as lovely as their house! We’ll be showing today at an open house from 1-4 and again on Tuesday from 11-2 and offers are due Thursday at noon! This is a special one!

It’s interesting that on one of our properties, a buyer is getting his downpayment from the government in a program that assists homeowners with down payments to get into their first home. The escrow period is 60 days just in case it takes time for the government to fund the down payment, but the purchase price is increased to compensate the owners for the wait. The buyer went in without contingencies as a further incentive for the owner to accommodate. This is the first time we’re experiencing a deal with a government funded downpayment and it will be interesting to follow and watch it unfold in real time.

My proud moment of the week was when a seller, as part of negotiating a deal, got strongly emotional and reactive at the beginning of the week and then a few days later called with a profuse apology. I don’t believe an apology is necessary. Selling real estate is very often triggering for people, and I sincerely experience a reactive expression as unleashed natural raw emotion, which is human and perfectly okay. I’m honored and humbled to be in a role where clients will naturally experience emotions that sometimes can’t be stifled or shut down, and I believe that it’s best for clients to be in a place where that expression is welcome without apology. The reaction is often a necessary part of moving a deal forward.

I had an idea months ago to design and stage my little house in Oxnard by myself without the help of a designer to intimately learn more about design without the buffer of a professional. Not in a million years would I have ever guessed how much effort and time it takes to figure out all the little details!!!! Thankfully, a gazillion hours spent later, as I’m right at the finish line and almost ready for pictures, I’m grateful for how much I actually enjoyed putting it all together, and how much I learned from the experience!!!! I’m excited to bring my newly learned skill set to my work as a real estate agent. My favorite thing to do in life is to add more and more value to clients!

It’s fun that we’re back to life! I loved being a part of the Ryzman’s happy occasion, and I relished every moment of Leora Ryzman’s bright shining smile at her beautiful wedding this past week! I’m excited to watch my little girl perform at her high school musical production this coming week! Wishing for all of us that we keep going from party to party!
