Fully Loaded Eggplants, My Favorite – TBG Update 1/22/2023

I’m super excited for our new listing at 150 N Fuller!  The house is a one story Character Brick English Tudor with 3 beds + 2.5 baths.   When you walk in the front door, there’s a charming foyer with a coat closet and a window.  The huge living room is a showstopper with high vaulted beamed ceilings, a statement working fireplace, and large original leaded glass windows.  The dining room is elegant, large, and stately.  The kitchen has a center island with prep sink + breakfast bar, marble counters, double sinks, and pro appliances.  All the 3 bedrooms are large and 2 are en-suite.  The primary bedroom was an add-on, and it has a big custom walk-in closet, French doors to the backyard, and a luxurious bathroom with a deep soaking tub + a large shower with multiple shower heads + double sinks in the vanity.  The kitchen and the primary bedroom open up to a park-like yard with 5 soaring mature trees (!!!!!), an in-ground spa, and so much space to entertain.  There’s a full bathroom with a shower off the garage that has original dramatic vaulted ceilings and could easily be turned into more living space. Most of the remodeling and upgrades happened in 2014.  We can’t wait to show the house today, Sunday, from 1-4 and Tuesday from 11-2!

 

We listed 420 N Citrus this week for lease and for sale.  Our agent team did open houses on Sunday, Monday, Tuesday, and Thursday, hustling to find a buyer.  Our admin team rushed immediately to show every prospective tenant who asked to see the house, knowing that the owner prefers to lease. We were excited to get an all cash purchase offer for exactly the price the owner wants for the house…and at around the same time we also got a full price rental application from tenants who have strong credit.  Even with an attractive cash offer from an excited buyer, the owner still prefers to rent rather than to sell.  The plan is to process the lease application.  I’m proud of our team and the strong culture we have in our office to wholeheartedly represent every owner’s dreams and wishes, always putting the owner’s interest first.  Our eye is always on supremely valuing our client relationships, and of course taking pride in our deliberate and deserved reputation for honesty and integrity always.  We know that one day in the future the time will come to sell this house, and at that time we’ll get another amazing offer and at that future time the house will get sold!

 

We did so many leases this week!  We leased the backhouse at 625 N Fuller for 5000 a month.  We leased 2327 Coldwater Canyon for 8500 a month.  We leased 5670 Wilshire PH2 for 7800 a month.  We recently leased 426 N Citrus for 7500 a month and 1053 Hudson for 4995 a month.  This weekend we’re in the process of leasing 173 S Detroit, which we just listed for 6200 a month.  We have leases coming up soon at 239 S Orange and 109 S Sycamore #202.  I’m proud of the collaborative way our team works hard to get properties leased in the shortest time possible!

 

There isn’t one single house for sale on the entire Ocean Drive in Oxnard, on the beach or off!  It’s said that this hasn’t happened in decades!  This weekend there are thousands of tree branches washed up on shore in Oxnard.  Locals say that in the recent rains, branches flowed down the Ventura River and into the Ocean, and then the branches got washed up, out of the ocean, and on to the shore and the sand.  Walking along the sand, there were so many perfect teepees built from all the sticks on shore – amazing how many people are talented at building teepees out of random washed up sticks!  Our weather this weekend was so picture perfect; we’re the luckiest people on the planet to live in Southern California!  

 

On the food front, this weekend I sliced eggplants lengthwise, sprayed the eggplant slices with cooking spray + spices and then I grilled them on the BBQ.  I topped the grilled eggplant slices with homemade lemony Hummus, homemade creamy Techina,  a chopped fresh salad of heirloom tomatoes + colored peppers + Israeli cucumbers + shallots + herbs, and then I sprinkled on some chopped parsley and pomegranate arils on top, and last was another small drizzle of techina.  I highly recommend the combination; Mediterranean food is the best!
