Happy Mother’s Day💐- TBG Update 5/08/2022

I’m excited for our open house today at 111 S Gardner!  The City Assessor shows 2305 square feet, and REST floor plans measured 2340 square feet for the house and 367 sq ft for the garage.  While I’m not a big proponent of price per square foot, I do think that this house is a nice value for the list price of 1,895,000 given the size, condition, and location.  The house has generous public space – living room, dining room, family room off the kitchen, and outside hardscape for entertaining.  The three bedrooms are spacious, have nice storage, and there are 2.5 baths.  The house has mostly upgraded plumbing, electrical, central HVAC, a CCTV system with 8 cameras, and a newer big kitchen with so much countertop and cabinet space and a center island.  The location is great; it’s right around the block from The Grove.  There’s nice off street parking behind hedges too.  The offering is nice!

I’m excited for our open house at 405 N Fuller on Tuesday from 11-2.  The property will be live on the MLS tomorrow.  Square footage per REST is 2,782 sq.ft and it equals the house (2,604 sq.ft.) + attached laundry room/converted garage (178 sq.ft.).  The lot on this house is smaller because it’s on the corner of Fuller and Oakwood but for the list price of 1,995,000 you get a Spanish two story house with 5 beds and 3 baths, authentic character curb appeal, and a nice size house for the price!  I own a property that’s on a similar smaller lot and I enclosed my front yard with a block wall and hedges to make it into a charming outdoor space.  Since this house is not in a protected HPOZ area, a new owner could do the same to create a yard.  I like that this house is 2 stories; upstairs is 3 beds and 2 baths, including a master suite with a walk-in closet.  All 3 beds are generous in size.  Because it’s on a corner, the living room downstairs has windows that look out in so many directions, which makes for a room drenched in sunshine and interesting views.  The location is quiet and central and the people on the block are awesome!  It’s an exciting offering!

I’m excited for our open house at 333 N Orange on Tuesday.  The property is a Mediterranean duplex that’s castle-like from the street with a rotunda and stained glass windows!  The whole building will be delivered vacant at the close of escrow!  For showings, the upstairs is vacant so it is easy to show and the two units are mostly mirror images of each other.  Both upstairs and downstairs have a living room with beams and a fireplace, a large dining room, remodeled kitchen with stainless steel appliances, 3 beds and 3 baths.  In the back there are 2 double garages and then also a rec room with a half bath and plumbing for a shower.  There’s a storage room behind the rec room.  The owner built a block wall around the front of the property to create usable yard space in the front.  Per the owner, systems are all upgraded.  The property will be live on the MLS on Monday and the upstairs will be open 11-2 on Tuesday.  The street is tree lined, quiet, and beautiful.  This is a nice property!

We recently had a client who set out to sell their house because the husband needed a kidney. They researched and the likelihood of getting a kidney in LA was slim.  Their best bet was Renewal in NY but the transplant would have to take place on the East Coast.  Their plan was to sell their house in LA, relocate to the East Coast, and be there when the kidney was ready.  Emilee and I went to say goodbye to these sellers on Monday and to congratulate them one more time on moving toward their goals. The seller excitedly shared with us that she JUST got an email from Renewal that they’re in the process of working on a kidney for her husband!  What incredibly cool timing!!!!  We got goosebumps all over and it was a total honor to be standing with both husband and wife to experience the hope, anticipation, and relief together with them.  We’re so proud to have been a step in their journey and we look forward to hearing of their new lease on life!

We loved every minute working with Michael Phillips on the sale of his penthouse on Clark!  It felt like a true collaboration and our favorite is to collab with impressively smart people!  It was fun when Michael said he needs to tell every one of his friends about us – we feel exactly the same way about him!  We wish the new buyers the world in their new crib too!

I met the coolest people at their home this week and I’m still inspired by them days later!  As I walked through their house and into the backyard, there was a stand up paddle board in their pool.  I asked, and they’re practicing and perfecting their balance on it.  There was a pro golf club in their kitchen (and the rest of the golf clubs in the living room) because they take golf shots through their open floor plan downstairs. There’s a ping pong table upstairs, a full karaoke booth, tae kwon do set-up, and a cello all ready to practice.  1 of the 2 gorgeous striped cats pretty much sat on my lap waiting to be stroked.  The 2 dogs were hiding.  The turtle was hanging out peacefully in his glass house.  I asked the owners for email addresses, and they both ended in “M” as in “Mary” and “D” as in “David”.  So often I come across people who are sophisticated doctors or Harvard and Yale graduates and they’re so incredibly humble and nondescript about it that it’s fascinating!  These people had such a fun, chilled, cool vibe.  I’m inspired by the combination of super smart, so successful, so fun, so nice, and yet so humble all together!

I’m super stoked for the week ahead!  I’m looking forward to fielding the activity and interest on Gardner, Fuller, and Orange!  I’m excited to go to Dallas, Texas for two days of a real estate conference on Tuesday and Wednesday – my favorite thing in life is learning and growing!  I’m looking forward to getting to know my son-in-law- to-be when he comes to visit next weekend!  And it’s so fun to be living life without masks anymore!!!!

Happy Mother’s Day to everyone!  From all my roles in the world, being a Mom is up there as my absolute favorite!  I  loved and I still honor, appreciate, and cherish being a daughter to my Mom too!  I wish for everyone to celebrate and to find joy in this day, whether as a Mom or as the child of a special Mom!  Any way you look at it, the role of a Mom is life changing and completely spectacular!
