Signs are back! TBG Update 5/22/2020

We’re putting our directional signs back out this weekend to advertise two virtual open houses on Sunday; 812 S Orange from 12-12:30 and 300 N June from 2-2:30. Elia, my housekeeper of 22 years, puts our directional signs out every Sunday and Tuesday with her brother. They love to do it and they rely on the income. Elia and Elias have been eagerly waiting for that job to come back. With so many buyers out wanting to buy, and virtual open houses becoming the new norm, it feels like the right time for Elia and Elias to get their job back. The intent is much like when signs go out for regular open houses; people see the signs and drive past the house to get a feel for the location and then they join the open house (now virtually) at the advertised time. We’re excited to take this step toward going back to life the way we used to live it, albeit with necessary adjustments and precautions.

Both 300 N June and 812 S Orange are amazing places to stay home during Corona.

300 N June has the ultimate backyard – a massive pool with Baja steps and jacuzzi, waterfall, barbecue island, outdoor living room with mini fridge and TV, outdoor dining area, speakers throughout, and lots of grass. There are plans to turn the garage into a guest house. The current owner put in a new pool in 2016, replaced the sewer line in 2015, rebuilt the chimney, put on a new roof (that looks remarkably like wood), put in new tankless water heaters and recirculating pumps, and had the DWP do the back work so it’s all ready for a new electric panel. A previous owner did the kitchen and baths not too long ago. Those golf course views from seemingly everywhere are killer!

812 S Orange is a super hip and cool remodel done to the nines with a legal ADU and a purchased Tesla Solar Electrical system both for the main house and for the ADU. The owner put in new plumbing, electrical, sewer, HVAC, windows (except 1 living room window), one new fireplace and a restored fireplace. The finishes are beautiful – Brizo and Phylrich plumbing fixtures, Bertazzoni kitchen appliances, quartz countertops, CLE designer tile, wide plank oak floors. It’s cool to walk right into a brand spanking new house in 90036 at this price point with an ADU for some extra rental income.

I stayed at home this week all day Tuesday and it was fascinating to observe a full day in the life of a child living during Covid 19. School on Zoom starts an hour and a half later than the regular school day. Commute is turning on a device. Uniform is waist up only – the rest isn’t visible on Zoom. Recess is calling a friend to chat and then going outside to tend to the vegetable garden (tomatoes, peppers, and eggplants.) Lunch is assembling last night’s dinner leftovers and eating it at the breakfast bar with siblings (who don’t ordinarily live at home), a quick bike ride around the block, and a game of chess at the kitchen table.

In the last two weeks, demand for residential real estate in our Hancock Park and Miracle Mile area has gone up incrementally and more than ever before it feels like our market has way more demand than supply. Buyers are wanting to negotiate for Corona and sellers have backups and multiple offers and options and choices. Lenders are backlogged from the volume. Staging companies are scheduling five weeks out, which means more supply is coming. It’s reassuring to see that sellers who sell now – by choice or by need – should do fine because there’s so much demand.
