Spring is Here🌱🌼- TBG Update 4/04/2022

842 Mansfield Ave Los Angeles Real Estate

I’m so excited for our 3 new listings this week!

842 N Mansfield is a prime development opportunity zoned R2 on a 6000 sq ft flat lot in a prime central location. Houses developed on the block and in the immediate area sell for top top dollar and this lot developed will also reap financial rewards the same way.  We’re hosting an open house Tuesday 11-2 primarily so people can walk the perimeter of the property and assess the location and space.  I’m excited to see the opportunity seized!

1015 N Martel is another investor opportunity.  Sited in a prime West Hollywood location between Fountain and Santa Monica, there are 4 tenant occupied units on this property.  In the front of the property and facing the street is a single story Spanish character duplex; in the back of the property is a detached two story Spanish character building with an additional 2 units.  The lot is spacious and the location prime.  The new owner will inherit 4 historical tenants who are protected by rent control laws both in LA County and in the city of West Hollywood.  An investor with an eye on the long term will capture this gem now for the future.

123 S Clark Penthouse 4 is a two story condo with 3 beds, 2 baths, and a private rooftop deck, right around the corner from world class shopping on Robertson Blvd and a hop, skip, and jump from renowned Cedars Sinai.  It’s neat that there are 2 entrances to the unit – the third floor entrance is to the private space and it takes you to the 3 beds, 2 baths, laundry room.  The fourth floor (penthouse) entrance is to the public space – living, dining, kitchen with top of the line appliances, office. The gem of the offering is the private rooftop deck with close up views of The Four Seasons Residences and Hotel and city views beyond!  Our phones are ringing off the hook and the listing is only posted as “coming soon” now!  I can’t wait for photos today!

We especially loved working with Howard Simon of 4611 18th Street and it was a joy to close on his sale this week!  Mr. Simon is the rare combination of all my favorite traits in a seller – scrupulously honest and transparent, logical + organized + smart, responsive, quintessentially reasonable + even keeled and so pleasant in all interactions.  It was such an absolute honor and joy to work together from the time we met until the time escrow closed and I’m eternally grateful!

Miriam, Danny, and baby Gavriel arrived Thursday for Passover and I have an extra spring in my step because their being here makes me over-the-moon happy! On Thursday I strapped baby Gav in his stroller and Grandma and Gav headed to the office to work!  We interviewed a candidate for the ICA position and Gav ate the resume so I had to do a combo of reading it sideways and working off memory.  It warms my heart when I push Gav in his stroller and my neighbors look at me as Grandma and smile extra wide; I love my warm and cozy neighborhood.

When my mom died almost 10 years ago, people said that one day I’d channel the love received as a daughter from my mom in the opposite direction and I’d be comforted by showering the same love as a mom toward my grown children.  I always thought there was no way because I’d always miss being the daughter.  Ten years later, this weekend, having the very rare treat of my married daughter home from Israel, I finally felt Mom’s love but going from me in the opposite direction.  Life is such a mixed bag of intensely missing, yearning, grieving, and yet still loving in every direction with all your heart and soul.

I can’t wait for Shira Haberman’s wedding tonight!  The Eilat family was my very first client when I started working as a real estate agent just about 16 years ago and I treasure every business and personal interaction over the years to this day, including the deal we’re working on together at the moment!  Family weddings are the very best!

It feels like Spring and prime real estate season is upon us!  I’m excited for the increased supply – it’s been a long time coming!  May interest rates sit tight for a bit so people who have been patiently waiting for their dream home to hit the market have the chance to make that dream come true!

Have an awesome week!

Xoxoxo,

Sheri
